22 Pearsall Drive Front of House

This house has been SOLD. However, there are others in the same neighborhood that ARE available now. Further, we know of four others that the owners would like to sell but don't want to put their houses "on the market." Give us a call...you just might get lucky. Shelly & David 845-629-4878

It had a new roof when the sellers moved in, but that was about it - it was one tired puppy. But now it has been completely made-over. Read on to learn all about the stuff that was replaced or added so that you, dear buyer, don't have to do a thing yourself - but enjoy, at your leisure.

The story begins below with a look at the before photo...

About the only good thing you can say about this photo is that the sun was shining on the day it was taken. Actually, that's not quite fair, the roof was new in this 2004 photo. But everything under it was original equipment, and the life fully lived out of it. It was time for the complete makeover, and although this one should have starred on HGTV.... they never called.

A sad looking house there, the worst one on the block, but as many of the surrounding homes have, it has been brought back to a vibrant life and fits in well with all of the other great looking homes in the neighborhood. That's one of the reasons you'll like it here: what was once a well-worn 80's community is now looking new again. Original owners have grown up and moved on, and the new owners are helping to fix the place up. Longtime neighbors are deciding to stay, too, because they like it here, and are updating their properties as well.

This home looks really special now, but the complete make-over it went through didn't happen all at once. It was a continual project that started right after move-in and finally finished last year with the most impressive of all the changes taking place then.

Obviously the first thing that had to be done was to change the interior wall colors. You can see that the chosen colors were relatively low-key, neutral and are ones you can move it to and not feel the need to change right away. The owners could have just painted over the trim and doors, but opted to replace them instead because these little details just make a home look and present much NEWER. Along with getting all of the colors brought up to modern selections, the carpet was replaced too, transforming the living space into something far more pleasing to the eye.

The following year the hall bathroom was renovated with a tile floor. A new Bertch vanity was installed with a granite counter-top, ceramic sink, Danze brushed nickel fittings, and a full length mirror cabinet lit with a mirrored dressing room light bar. A new low-volume-flush toilet was installed. Additionally, the baseboard, trim, molding and interior doors for the entire home were all replaced during 2005.

2006: A complete exterior change-over was undertaken. The tired looking vinyl siding was finally removed and replaced, along with every window in the house. That includes the sliding glass door out to the deck and the addition of a bay window that gives the house, both from the outside as well as the inside, a high-end upscale look. Of course you couldn't do all of this and keep the same garage doors, so they were changed out as well and both sides were installed with door openers.

Folks, are you noticing a pattern to this story? Each year the owners outdid the stuff they did the previous year. All of this is value that you are getting in virtually new condition. Think about it... 2007 saw the deck replaced from the decking up - railing and all - and a gazebo!. A sprinkler system for both front and rear yards was installed. The front door was replaced with one with an Arts & Crafts style leaded glass window. And then, the ENTIRE air conditioning system was replaced. Not just a new AC unit, but the whole system - ducting and all.

So, last year, in the slam-dunk finishing touch to the complete make-over this house has gotten in the past three years, the kitchen and dining room were replaced beginning with a new hardwood floor - NOT laminate, but real hardwood . Custom cherry cabinets, built by a local cabinetmaker FOR this house include all of the pull-outs, soft-close drawers and other cool kitchen cabinet doodads you have been dreaming of. Granite countertops, new appliances - the whole list is over there on the right for you to go over. This is the jewel of the house, as it should be, and you can see it in the wide-angle-artsy architectural digest photos from every angle in the slide show. You will be feeling very good about anything you cook-up for your household in this kitchen. Two or three cooks could work on an event at one time here. This is a kitchen begging for a party, so buy this house and bring one on!

So, that's an overview of the value you'll find here with this home, there are plenty of things not mentioned that you will just have to come and see for yourself in person. Be sure to read the note down at the bottom about the photography.
